- The average closing costs are 2% to 4% of the sales price (Escrow fees, document preparation fees, Notary fees, Recording charges, Documentary transfer tax, Seller’s contribution to Title Insurance premium, payment of assessments and liens on the property, judgments and tax liens against the Seller, loan prepayment penalty, interest accrued on loan being paid off, reconveyance fees, tax proration for any unpaid taxes at time of transfer of Title).
- Other costs should be considered: inspections, repairs, any termite work, utility adjustments, home warranty plan, any government bonds or assessments.
3. DIFFICULT:
- Tight Bank Lending Guidelines: Due to the current economic situation, it is more difficult for home buyers to qualify for a loan. Buyers will need to show that they have stable employment, will need a 20% down payment (no more buying with only 5% down payment), and lenders/Banks are doing double/triple checks of the application in order to qualify a Buyer.
